An ancient farmstead and over 40 hectares of organic farmland in the most unspoilt area of the Tuscan Maremma, halfway between the sea and Mount Amiata.

Locanda Fontelupa is set among the hills, so it enjoys refreshing breezes coming from the sea and nearby Mount Amiata; the property is surrounded by woods, giving a very special immersion in the purest of Maremma nature. It is common to spot deer, wild boar, hedgehogs, badgers and, with a bit of luck, wolves. Above the hills soar buzzards, red kites and the rare short-toed eagle, as well as a healthy population of nocturnal birds of prey such as barn owls, little owls and scops owls. The water supply is assured by an ancient and constantly-running spring, plus a rainwater collection system.

The farm of which Fontelupa is a part produces olive oil and saffron using organic methods and is home to several families of bees in top bar hives, with the aim of encouraging natural colonies in the area and thus aiding pollination.

The recent refurbishment was carried out using bioarchitecture methods wherever possible, along with low-impact state-of-the-art systems. Furnishings are a combination of locally-produced items in chestnut wood from Mount Amiata and many antiques from Tuscany, India, Indonesia, China and Africa, collected by the owners during their years of travel.

The rooms are embellished with Anatolian kilims, Berber textiles and exquisite Suzani tapestries.

A spacious winter garden is available for guests’ use, with a reading and events room.


Located on the nearby knoll just above the house, the pool faces the sunset and enjoys spectacular views of the surrounding countryside.

Lunch and dinner can be booked a day in advance.

Food is home-made and based on high-quality ingredients from local suppliers, with a particular focus on breads and pastas made with ancient grains, raw-milk cheeses, free-range meats and locally-sourced fish.

Meals are served buffet-style at set times; in summer they can be taken in the courtyard and in winter in our large dining room with fireplace.

Subject to booking, we can organise an evening of pizzas cooked in our wood oven, or a barbecue of meat or fish.



The Locanda can accommodate groups of up to 12 people for retreats, courses and seminars.

The spacious Winter Garden is designed with modular furniture and can be arranged to cater for anything, from meetings to yoga.
